The inventory of homes for sale in Boulder County is at a ten year low. Sellers are in the driver’s seat, but houses still need to be priced realistically and properly prepared before they are listed on the MLS (Multiple Listing Service).
Boulder County’s 0.4 month supply of homes for sale is down 51.7% from last year.
Incredible competition for houses in Boulder is the rule with its 2.2 month supply (102 homes). It isn’t unusual for offers to be at least $100,000 higher than the list price!.
Multiple offer situations are also common in Longmont with their inventory of 84 homes for sale (1.4 month supply) down 50 percent from a year ago.
And in Lafayette the competitive market continues with its 20 homes on the market, down 44.4 percent from December 2019.
The current demand forErie’s eleven homes for sale also translates into higher sold prices (up 21.1 percent from December 2019).
A feeding frenzy in Louisville is also common with a measly 4 homes for sale and a 0.4 month’s supply of homes . Prices in Louisville are up 16.0 percent.
Along with low inventory comes higher prices for homes with an average price increase of 19.7 percent in Boulder County from December 2019 to December 2020. Longmont experienced the highest increase (22.1%) while the average price of a home in Lafayette only went up 3.5% in that same time frame.
